You should not take
my word for any of this.

Every number on this site, every CPL, every lead count, every ROAS figure, has a source. That source is a Meta Ads Manager export, a Google Ads account, or an Events Manager signal quality reading. Not an estimate. This page explains exactly how every number is verified.

If I cannot export it directly from the platform with a specific date range, I do not publish it.

How CPL is calculated

The formula

Total amount spent ÷ total leads = blended CPL
AED 408,582 ÷ 4,994 leads = AED 81.8 Lifetime figure from a single Meta Ads account running GCC real estate campaigns from February 2024 to June 2026. Includes all campaigns including learning-phase periods across all markets and ad formats. The good and the bad, averaged together.

When I reference a specific campaign CPL, such as AED 51 for the Riyadh investor campaign, that is the blended CPL for that campaign during the specific date window noted in the case study.

Attribution window: 7-day click, 1-day view (Meta default) applied consistently across all accounts.

What counts as a verified lead

Lead counting standard

A lead is only counted if the platform counted it as a lead. Specifically: a form submission registered in Meta Ads Manager under the “Leads” column, using Lead Generation objective with Lead Form format, or a landing page conversion event firing on a confirmed form submission, tracked via CAPI with deduplication logic in place.

Signal quality

What 50–60% means and how I reach 85–95%

The Event Match Quality score in Meta Events Manager: a platform-generated score from 0–10 measuring how well your conversion events match to actual Facebook and Instagram users. A score of 5.0 means roughly half your conversion events cannot be matched to a real user profile.

The setting that changes everything

Every CPL figure I publish uses the 7-day click, 1-day view window, the Meta default, because it is the most widely used standard. The same campaign can look 40% cheaper on CPL under a 7-day click window versus a 1-day click window. Neither is wrong, they measure different things. Always specify which window you are using.

How to verify yourself

You can check every number I send you.

If you become a client, you have access to your own ad account. The numbers I report in weekly and monthly reports are pulled from that same account.

  • To verify CPL
    Campaigns view → filter by date range → Amount Spent ÷ Leads column = blended CPL
  • To verify signal quality
    Meta Business Suite → Events Manager → your pixel → Data Sources tab → Event Match Quality score
  • To verify CAPI is actually running
    Events Manager → Test Events → submit a real form → look for “Received via: Server” alongside browser event
What I have not published, and why

There are results I have not published: pre-2022 campaigns where CAPI was absent and CPL data is unreliable; offline conversion campaigns where data integrity depends on client CRM accuracy I cannot verify; test campaign data from learning phases.

“What are you not showing me” is the most important question you can ask any specialist. If they do not have a clean answer, walk away.
