Three-segment investor acquisition for one Dubai project, bilingual, CAPI before launch

The situation

Relegance Properties, a Dubai real estate brokerage, needed qualified leads for one Dubai project — a completed tower in a prime location — from Saudi investors.

Every previous campaign had targeted the UAE only and missed the investor segment entirely; Saudi enquiries had arrived by word of mouth. Three buyer profiles were in play with different motivations and different creative sensitivities: Saudi nationals looking for yield, GCC residents seeking a second home, and UK and German expats diversifying into a dollar-pegged asset. One broad campaign would have optimised for the average of the three and served none of them.

The move

    I built three separate audience architectures with their own conversion campaigns, so the algorithm never averaged across segments and cost per lead could be read per segment.

    Saudi nationals got Arabic-first, yield-led creative with WhatsApp as the primary conversion; GCC residents got bilingual, lifestyle-forward creative with mixed WhatsApp and form conversions; European expats got English creative on yield and currency stability, with a form and WhatsApp follow-up.

    I implemented server-side CAPI before launch, at 9.2 out of 10 signal quality, so the campaign learned from accurate data from day one rather than being fixed afterwards.
